TOPOGRAPHY: Gently sloping to area on top on Southern end of property that transitions towards the North through areas of cuts and drainages with diverse topography and sudden changes in elevations down to flatter meadow area which then in a couple of areas of the property transitions into river bottom.
SOILS: This ranch has a wide variety of soils with most of the soils being classified as sand and sandy loams in the river bottoms, lower flats, and drainage slopes in transition areas there is some gravel and small rock. In the cultivated or improved pasture areas soils are diverse as well with loams, sandy loams and sandy soils making up the majority. Detailed soil map available upon request.
IMPROVEMENTS: Set of cattle/sorting pens by old homestead, livestock/domestic well with electric submersible pump and stock tank located in pen area. Additional solar pump and tank located in a different location in Northeast Section. There is an old windmill (not in use) located on east side of US 70, close to east earth tank. Good to moderate perimeter fencing, with some good to moderate cross fencing in most areas, some portions of old cross fencing in need of repair or removal in certain areas.
RESERVATIONS: Owners would like to reserve ½ of the existing mineral rights and ½ of commercial wind royalty rights.
