Overview

This beautiful country estate with its own small commercial winery and supporting vineyards combines the ambiance of a boutique California vineyard with the down-home comfort of Texas. The estate totals 58 acres, including the currently developed 37-acre parcel with a grand western-facing view overlooking the 3000 acre Mineola Nature Preserve which borders the Sabine River. The Winery

The 1,848 sq. ft. winery was expertly designed by the architect/owner of Red Caboose Winery out of Meridian, TX, and built in 2013 to match the 400 cases per year that the vineyards produce. The winery itself was designed for easy low cost expansion if and when desired. The current 924 sq. ft. upstairs tasting room/retail area and 924 sq. ft. production area downstairs provide everything a successful boutique winery business needs. A spacious 3-sided covered exterior patio provides additional space for relaxed wine-sipping, as well as hosting special events and larger gatherings up to 50 attendees.

The Vineyards
The property has approximately 2.2 acres of trellised vineyards totally 1550 fully irrigated vine positions planted in 2009-2012. The vineyards were built to produce 400 cases per year comprised of six (6) grape varieties, four vitis vinifera and two American hybrids. The unprecedented 2020 freeze hit the vineyards hard; however, quite a number of the vines did survive and the vineyards now contain approximately: 

• 250 healthy Blanc du Bois vines recovered in the 500 position vineyard

• 90 healthy Lenoir(Black Spanish) vines recovered in the 180 position vineyard

• 50 healthy Mourvedre vines recovered in the 160 position vineyard

• 50 healthy Chenin Blanc vines recovered in the 200 position vineyard

Unfortunately, none of the Tempranillo nor Syrah vines recovered sufficiently, and must be replaced with grape varieties of the buyer's choice. Overall, approximately 50% of the American Hybrid vines recovered, but only about 10% of vitus vinifera survived.

Land/Improvements

Oak, pine, and cedar trees abound on the rolling hills that make up the land. The trees have been largely cleared near the home, winery and vineyard areas, apart from several stunning oaks (the property’s namesake) that remain. There is an approximately 1-acre pond stocked with bass and bream on the property that is approximately 14’ deep at its deepest point. The entire east side of the 58 acre property also has a wet-weather creek running through it with limited floodplain providing several opportunities for further development of this uniquely positioned East Texas hilltop site.
